Single room - all bills included

This is a 3 bedroom house, with 3 guys living here currently, one moving away to live with his wife. Anyone is welcome to move in (only stipulation is, no illegal drugs to enter the house).
I am keeping the shared rooms (kitchen, bath etc) clean and generally looking after the house.
There's a washing machine and cooking facilities - oven, pots, pand cutlery and crockery - washing up is up to you.
Easy walking distance to shops and public transport, parking available.
Broadband free, with wired or wireless connection in own room if needed. We are both shift workers, so need quiet day & night and tend to be either in bed or out of the house most days. Heating, power, Council tax, phone and broadband included in rent.
Livingston Centre, with cinemas, Mall, clubs etc, is walking distance or 10 mins by bus.
The room has a double bed, but is not (in my opinion) really big enough to be a 'double'. Your guests are welcome to stay the night, if you arrange that - but currently 'lockdown' rules must apply.
