Male, Prof. 38 - Looking for Quiet houseshare

Hello. I'm a male professional - 38 - currently working at the University of Warwick. I'm presently looking for a whole property to share with 1-2 other people.

Peace and quiet is very important to me, so it would be ideal to find one or two other sharers who are actively trying to find a quiet house and are considerate of noise around other housemates (whilst also being generally sociable and easy to get on with :) ). After living in houses with poor noise insulation, slammming doors, and noise in general, it would be great to find a few housemates who are after the same (reasonable) level of peace and quiet around the house. I work 9-5, so it would be ideal if you either work the same pattern, or a postgrad keeping fairly reasonable hours.

My budget is ?650 pcm, max. I'm would be looking for a large double room in Leamington, Kenilworth, or south-Coventry (anywhere near to University of Warwick) so am flexible on location. I'd also like a garage as I have a bike. Garden is ideal, but not essential.

My moving date is also flexible, as I would rather take the time to find the right housemates, but I would ideally like to move in the next 2-4 months.

PS. Landlords looking to contact me: please note the above point about noise. This is non-negotiable. If your house is poorly insulated, overcrowded, or filled with housemates working various patterns (eg. shift work), I will not be interested. This is just to ensure both of our time isn't wasted on this.
