25 Year old Professional Seeking housemate

I am a 25 year old Senior Mechanical Engineer. I currently live at a 2 bedroom terrace house. Until recently I have been renting this property with my girlfriend, however our relationship has broken down and we have decided to go our separate ways.

I hope to stay in this house and are looking for a house mate to take over her room once she has moved out. My lease ends at the end of August, however the landlord is willing to extend this lease. The room will be unfurnished as the house was unfurnished when we first moved in and my ex-girlfriend is taking the bed, desk etc with her. The new housemate will be required to purchase their own bed, desk etc (I am willing to help with collecting these items from IKEA etc).

Your bedroom will include a built-in full length wardrobe, I currently occupy a third of this and would like to retain that, while the rest of the space would be at your disposal.

We have a shared bathroom alongside a open plan kitchen and living room alongside a garden at the back.

I do work from home 4 days a week at the moment and hope that isn't an issue for anyone.

The room is contracted at £495 which would be signed between yourself and the landlord. Bills are around 450 altogether between 2 people (that includes everything, utilities, electricity and gas, water, broadband and council tax - band A etc)

In my free time, I enjoy playing 8 ball pool, undertaking some art and watching films. I also enjoy just talking to people about anything of their interests as this allows me to learn new stuff alongside spending some quality time with my fellow house mate. I am not a party animal by any means however I am down for an occasional drink or going out socialising.

Any help would be greatly appreciated.
