• Rooms, Studios and 1 bedroom flats required within the Local Housing Allowance Rate in Ealing and surrounding boroughs.
• 8 months sustainment support for landlords and tenants to sustain the tenancy.
• One month’s deposit and rent in advance payment incentive (discretionary).

Hestia’s Single Homeless Prevention Service in Ealing (Ealing SHPS) is commissioned by Ealing Council to prevent or relieve homelessness for single people and couples aged 18 and over in the area.

We work with individuals who require additional support into private rented accommodation. This could be because they require accommodation that is more affordable due to being on a low income or welfare assistance.

We have developed close working relationships with hundreds of landlords and estate agents across London, and we are now looking to work with more to accommodate our growing client numbers.

We provide sustainment support for 8 months or more to ensure that there is no further risk of homelessness and we monitor rent payments to ensure our clients sustain and manage their tenancy effectively.
We are looking for rooms around the £550 price mark (all bills included) and studios around £950 (all bills included).

The majority of the clients we work with are likely to require some level of housing benefit or Universal Credit to cover rent costs so accommodation needs to be set within these rates. Accommodation required may be within a shared licensed HMO, an individual studio apartment or a one bed property. We will offer a named contact to landlords and agents to ensure all issues arising can be discussed and resolved with the landlord.

What we need from you:
• Access to high quality properties that meet all legal and HMO requirements. Properties must be licenced where needed and within the Local Housing Allowances rate.
• We wish to be able to build strong positive working relationships with landlords and agents to develop trust and provide mutually beneficial outcomes. This requires openness and good communication and you letting us know if there are any problems as soon as they arise.
• We will require signed copies of all tenancy agreements, safety certificates and proof of permission to rent the property in order to be able to evidence our outcomes. All tenancy agreements should be for at least 6 months.
