Looking For A Shared Place

I am a PhD student at the University of Reading, and I am looking for a shared place for myself and my friend. We are both PhD students and are looking for two separate rooms: one en-suite room and one room where sharing a bathroom is fine.
I am looking to rent from now until May or July, so I would prefer a flexible contract, as I may need to leave once I finish my degree. My friend plans to stay for at least one year and possibly up to two years.
I am looking for a female-only household, and the landlord should not be living in the property. Both of us require private bedrooms in the same property.
Ideally, the property would be within 30 minutes’ walk of the University of Reading or have good transport links. Having a washing machine inside the flat is important.
Safety is my top priority. Properties near the city centre or shops are preferred.
We are quiet, respectful, and responsible tenants.
