Friendly professional looking for a room

I am a 30 year professional looking to move a bit closer to work. I am pretty active and like to keep busy, I am clean, tidy and respectful. I am looking for somewhere where I can feel at home and relaxed. I do have a little cat who lives outside most of the time and only really comes in when I am home. I would be happy to pay a little extra deposit or add a clause in the contract to fix any damage caused (not that he has ever caused any!) If that would help consider letting us move in!
