Hi I am Lily. I have been living in London for nearly 2 years now , I am looking for a new place for exploring new environment and lifestyle. I currently work in litigation support industry, normally work from home 2-3 days per week, no pets, don't smoke.
My budget is 750pcm including bills, may consider 800pcm if the property and its management are really great. Expect the contract to be 1 year, can negotiate if needed.
My expected move in date will be one month after signing the contract, because I need to give my current landlord 1 month notice in advance.
I am looking for house/flat share that:
- the room has enough empty space in the room for a home office desk and chair -- I will move in with my own desk and chair, so I don't need extra desk and chair in the room;
- window in the room is not facing north;
- has fair space allocation in communal area (cupboards, fridge, freezer), housemates respect boundaries and nobody occupy others' spaces;
- housemates have basic hygiene and respect in communal areas, e. g. flush toilet after usage, remove hair in the bathroom drain after shower, not to leave dirty dishes or food remain in the kitchen sink etc;
- has a well-managed cleaning rota for communal areas. Nobody ignore the rota, secretly skip their own duties or rely on other housemates being free bin-man to clean up the mess all time;
- Alternatively, in absence of cleaning rota, I am fine with regular paid cleaning service with bills equally split among all housemates;
- Rent is paid by bank transfer, no cash. If paid in cash I will expect the rent price to be lower down.

- What contract are we going to sign: Assured Shorthold Tenancy? or Lodger agreement?
- Will the deposit be put into a deposit scheme?
- If bills are not included in the rent price, could you give an estimate of bills + any other fees to pay monthly?
- Do you expect to increase the rent at the end of the contract, how much higher?
