Looking for a room from January

Hi,
I am a 35-year old male civil engineer - looking for a room from around January.

I am looking for a nice and clean room in a somewhat quiet area/street of Edinburgh, close or with good connections to St Andrews Square. I don't mind if the flat is a bit social or have occasional get togethers with respect to others, but I am more a quiet type.

I work in an office normal hours and occasionally from home.
I am friendly, kind and have some hobbies (running, swimming, volleyball or exploring Scotland).
I have lived in shared rents for years, and I am also the middle child - so I have a sense of living together.
I don't smoke and I am not allergic to pet hair.

My budget is preferrably max. £700 including everything.
