Description
Hi, I’m Kazue Horimasu, a Japanese woman and a middle-aged freelancer. I usually work quietly from home in my own room. I don’t drink alcohol (for health reasons), but I don’t mind others drinking. I value cleanliness, calm, and privacy, and always respect others’ space. I’m not a vegetarian and have no pet allergies.
If needed, I can pay up to three months’ rent in advance, including the deposit.
What I’m Looking For
• Room size: At least 9.3 m², with a (small) double bed, desk, and chair
• Lock: The room door must lock from both inside and outside
• Rent: Up to £800/month, all bills included
• A bath is preferable to a shower
• Location: Within 15 minutes’ walk(based on Google walking distance) from a tube station (Zones 2–4). Please check the distance between your house and the nearest tube station. Many ads give wrong information. Those are very stressful.
• Contract: Minimum under 6 months, then 1 month’s notice
• Rent fixed for 12 months (no increase)
If the agreement is a Tenant (AST):
• Property must be HMO compliant (with suitable bathroom/toilet facilities)
• Must be able to show the HMO licence (or confirm it’s under application)
• Deposit protected under TDS
If the agreement is a Lodger (Excluded Occupier):
• Notice period: At least 6–8 weeks
• Deposit protected under TDS or Deposit (or one month’s rent in advance) will be stated in the written agreement, and will be returned or used as the final month’s rent as agreed. Both parties will keep proof of payment by bank transfer
• Same rent and conditions as above
