Ensuite or studio wanted in Haringey/Islington

Quiet, long-term large ensuite or studio/annex wanted asap in the Crouch End/Hornsey/Muswell Hill/Bowes Park/Highgate/East Finchley areas of London that's within a 10-15-minute walk from public transport and other amenities.

I'm a quiet, non-smoking, teetotal, vegetarian, British professional who is employed full-time (remote, Mon-Fri, UK office hours) for a large media company. I need to move as my landlord of 15+ years is selling up due to ill-health.

I spend some weekends at my boyfriend's flat, but also enjoy time alone, where I can read, practise yoga in my room or watch detective shows and documentaries. I also enjoy swimming on Hampstead Heath and use Park Road Lido during the winter months. A party house would be my worst nightmare!

I'm looking for a mature house share with other clean, quiet, non-smoking professionals or a self-contained flat/annex where I can work in peace and relax on my own. The room must be ensuite with exclusive use of a bath or shower and toilet, my own kitchenette is preferred, but I would consider sharing with clean and tidy housemates, ideally those who work in the creative arts, or who have an interest in yoga and healthy living.

The room must be a good size, preferably come with a bed, have storage space and be large enough to fit my standard-sized computer desk and office chair. All bills should be included, unless the advertised rent is under my budget, and I would appreciate the use of a washing machine a few times a month.

I would prefer not to live with children or animals, but could bend the rules if a feline companion or two was involved! I would also like access to some kind of outdoor space.
