Hi, very young minded 56 y. o. early retired, self financing, Digital Nomad/Investor hoping to find long term furnished lodgings in Brighton/Hove surrounds from 26th Feb 2026 onwards. I'm very clean/tidy, play guitar, photography, cafe culture and enjoy socialising with housemates. Non-smoker/non-vaper, enjoy a glass of wine, no illicit drugs, not a party type but can join in the fun. I love participating in the Brighton music scene as my main socialisation. I prefer a house with a shared kitchen and a shared living/dimimg area with clean, responsible professionals. Extensive references living this way and 9 years of experience living with landlords/ladies/housemates under AirBnB/lodger agreements in Australia/Canada/UK. Note: I am not a pet owner but I really don't mind if there are pets in the house (I'm mostly a doggie guy but cats are ok too).
Have to state this based on my many experiences:
1. Responsible landlords only (including all safety and privacy aspects, smoke/co/gas detectors, electrics, annual boiler maintenance, fall protection, plumbing, roof & window draft/leak integrity, bedroom locks etc.).
2. No NPD/BPD housemates (I'm just about done with these boundary testers). I'm open minded and understand other people have various lifestyles/issues but the aforementioned disorders are absolutely insufferable in shared accomodation.
3. Dedicated fridge/freezer and cupboard space per lodger. Automatic disqualification if those spaces have already been opportunistically occupied when I visit the property to inspect).
4. Lodger agreements only (I'm not interested in living with anyone with tenant status). All occupants to be lodgers (apart from owner).
5. Prefer no couples, family or weird informal "friend" lodging arrangements between landlord and my other housemates.
6. As this is a lodging I expect landlord to arrange regular professional cleaning of ALL common areas of property and not try to delegate this (as in a tenancy).
7. Prefer a live-in landlord who actually understands the benefits and responsibilities of running a "Lodging with Lodgers" vs a "Tenancy with Tenants".
