Hi Sharks, I'm asking you to buddy up with me

Looking to buddy up with someone for Central of E1 areas of London. But do reach out if you have somewhere in mind you'd think I'd consider.

My non-negotiables are:
- access to sunlight
- no carpet
- cleanliness
- double room

Ideal but not required:
- en-suite if there are >2 sharing
- good soundproofing if on main road

As this is such a process I'd like to buddy up with someone who is looking for a longer stay (12 months) and we can decorate intentionally (anti-grey couch) but being mindful of budget.

I'd like to have my friends over for dinners from time to time. Although I prefer a quiet, calm house during the weekdays. I'm also not opposed to a random party here or there as long as the place is spotless by the end of the next day.

I'm a full-time employee in Gov. Will be WFH and office equally. I'm flexible as long as there's open communication.
