Part-Time carer, full-time self employed

Looking for a tenancy agreement from 3-12 months professional worker part-time and self employed full time, preferably a clean modern environment, which I could convert into a sleep-in office/music studio I spend time throughout the week at my carers location where I sleep in due to my jobs requirements sometimes I'm also travelling for music would be good to have a location that I could work from and sleep in as I'm constantly on the go with fitness, music errands and my job looking for a good location not to fussy, good house amenities would be a bonus
