Professional female seeks a Single / Double room

My name is Sylvia and I am a professional female looking for a single/ double room or en-suite single/double room with single bed. My budget around £650-900, it depends on the area and the room.

I am looking for a long-term stay of minimum 6 months, but I will consider 1 year and a longer stay if the place is suitable.

I am ready to move in on the 05/09/2026.

I have great references, I have lived in a studio flat for over 6 years, but my landlord sold the property so I had to move out. I have paid my own council tax and some of my bills there too. Currently I am contracted with a letting agency and renting a room for nearly 2 years. I have to give 4 weeks notice period before I move to the new place. Please consider it.

I am looking for a peaceful, respectful, quiet & clean place somewhere preferably near to underground stations for easy commute in North-West London, also with great bus services close to the house.(WEMBLEY PARK, Wembley Central, Willesden Green, Cricklewood, Kilburn, Maida Vale, Queens Park, Kensal Rise, Kensal Green, etc) I also consider any other well connected area in London.

I am a professional Early Years Educator / Early Years Practitioner/ Nursery Nurse and qualified yoga & meditation teacher too.

I am currently working through an agency with private families all around in London.

I am a friendly, clean & organised person.
I am calm, quiet and respect people around me and their privacy and peace.

I am looking for the same qualities in my new housemates/flatmates.

🛑ONLY SMOKE FREE HOUSEHOLD!

I am a NON-SMOKER and looking for a household where people DO NOT SMOKE anywhere in the household/ in their room nor their visitors. This is very crucial. It has to be written that Smoking is Not Allowed in the contract/licensee agreement.

🛑 Seeking a room with wooden, laminate, or vinyl flooring only, as I have a severe dust allergy to carpets.

I usually keep myself busy with work and in my free time I go to train. I am also studying and educating myself so I need a peaceful household for that, especially during the night. My new interest is learning how to illustrate and write children books. My hobby is Art Photography. I am also educating myself about business & neuroscience.

For my SAFETY and my PROTECTION I would need:
-Contract (Tenancy / Lodger Agreement, Licensee Agreement, etc.)
-Deposit (protected legally by TDS(Tenancy Deposit Scheme)
-Rent and Deposit sent via bank transfer.
-Lock on the rented room's door with key.
