Looking for double bed room with bills included

I’m currently looking for a room to rent in Edinburgh or the surrounding areas. I’m planning to move as soon as possible and am hoping to find a place I can comfortably call home.

A little about me: I’m a quiet, clean, and respectful individual in my twenties. I’ll be living in Edinburgh, and I’m looking for accommodation that’s peaceful, welcoming, and well-maintained. I’m easy to get along with, enjoy my own space, but I’m also happy to have the occasional chat over a cuppa in the kitchen. I’m not a party person and would prefer to live in a calm and tidy household with like-minded people.

I always pay rent on time, keep shared areas clean, and treat other people’s space with respect. I don’t smoke, don’t have pets, and I like to live in a calm, relaxed environment. I also make an effort to be considerate and understanding when it comes to noise, privacy, and general house etiquette.

What I’m looking for:
• A double room, ideally furnished (but I’m flexible)
• Preferably close to Edinburgh city centre, or at least with easy access to public transport
• Shared access to kitchen and bathroom facilities
• Laundry access (a washing machine would be ideal)
• I don’t drive, so proximity to public transport is a bonus
• Broadband/Wi-Fi would be appreciated
• A warm, respectful atmosphere in the home – shared with professionals or students is fine
• Ideally looking to pay between £500–£450 pcm, but I’m open to discussing the price depending on what’s included in the rent (bills, council tax, etc.)

I’m happy to provide references from previous landlords or employers if needed, and I’m available for viewings in person or online. My ideal move-in date would be within the next few weeks, but I can be flexible if the right room becomes available.
