Seeking a comfortable, long-term home in Hastings

Hello, I'm looking for a place of my own in Hastings or St Leonards. Ideally a flat or house with a live-out landlord, so I can have the space to myself.
I'm a Homeopath & Reiki Practitioner and I work from home. I'm tidy, reliable and respectful, the sort of tenant who will treat your property as if it were my own. I'm a homebody, looking for a calm, safe and long-term place to settle into. I enjoy walks by the sea, pilates, yoga and cooking, so a peaceful, homely environment is important to me.
My non-negotiables:
-Bath, washing machine, dishwasher, and tumble dryer.
-Walking distance to town centre/seafront.
-Extra room to make into an office.

References are no problem.
