Professional working male - bedroom and office

I am a working professional 59 year old male looking for a room where i can sleep but also work from several days a week.

I have s car that I need suitable parking for. Preferably off road.

I want a private shower.
Must be clean.
Must be secure.
Must be reasonably quiet, due to WFH.
Must have good broadband.

Non smoker. Don't have a pet. I am sociable but not when working as concentration and timings are important to my job.

I dont know how long i will need the room for so a rolling 1 month is preferred.
