Tennant receives UC + LHA incl. also Garantor

I posted an ad a few months back and I was completely taken by surprise by the number of responses but even more so was the genuine offers & landlords with often numerous properties to offer...

So... I had to then take a step back, get organised, re-evaluate exactly and accurately both what I'm looking for & also the committments I'm able to make with complete assurance.

So... Without going into full detail here is my position -

Single male (38 yrs old), born & raised in South London is seeking -

ONE BEDROOM OR A STUDIO FLAT - One tennant, whole property is absolutely wanted.

I've refined and trimmed down my area of interest.

So here is the financial and time committment and exact detail for all potential landlords to be made aware of.

Just before I do, I want to express that up until my mental health deterioted and generally I suffered negative impacts from the lockdowns and also some presonal grievances, up until these less enjoyable times, I have worked all my life, since leaving school post A levels... Both for a wide range of commerical busniesses & also as a self-employed contracter independenty and also as a sub-contracter, first learning this method of work life from my families construction business.

CURRNENTLY - I have been receiving Universal Credit for a nubmber of years and as I've been open with the DWP regarding my personal battles (that are well and truly being overcome thankfully) I have fortunatley been set up with certain medical passes for the average requiremnts. E. G - Job searches, regular apointments etc...

I'm very much a long term, solid, recipiant of not only the basic UC (job seekers) but also the health related "work capabilites" benefit and NOW I am (hopefully) about to start reciving PIP too..

In the next few days, I will be attending my final hearing to set up that extra support... Immediately afterwards, no matter what the outcome, I will be seeking to register for LHA (Local Housing Allowance) which I have discussed with my UC rep's in detail..

For any tennant unsure... it's like this.

I find a property I like... Discuss with the landlord... We agree terms... Sign the contracts... Those contracts, or at least a full and comprehensive account of the key details are uploaded to my UC profile and on the very next benefit payment... the LHA is also paid on top..

That is up to £1400 per month in the SE21 area for my age and it differs from borough to borough but I'm 90% sure that a moderate deposit will also be advanced to settle upfront to sort out the move.

So... other than that... please see my profile for overview. I'm an honest, caring, communicative, passionate, driven and understanding person who is now eagerly wanting to find a single occupancy 1 bed or studio so I can begin working on a bunch of self-employed businesses and investments.... I'm happy to discuss any and all of those upon a further meeting or flat viewing...

lastly, I would LOVE to find somewhere that also is PET FRIENDLY because I want to get a dog... BUT... I understand this is a slighlty more niche request so it's not a total swing...

oh and I can also proivde and signed and contracted (family member) garantor for the monthly rent and agreed time period...
