**Single tenant seeking 1-bed flat or studio – South London**

Hi,

I previously posted an advert and was genuinely surprised by the number of responses — especially the number of landlords with multiple properties available. It was really encouraging.

After taking some time to properly review my requirements and commitments, I’m now looking for the right long-term home.

I’m a single male, 38, born and raised in South London, looking for:

**• A self-contained 1 bedroom flat or studio**
**• Single occupancy only**
**• A long-term tenancy with a good landlord/tenant relationship**

A little background:

I have worked throughout my adult life since leaving education, including within commercial businesses, self-employed contracting, and subcontracting through my family’s construction background.

Over recent years I experienced some personal challenges following the pandemic, which affected my circumstances, but I have been actively addressing these and am now focused on rebuilding, moving forward and creating a stable future.

I currently receive Universal Credit, including the health-related support element, and I am in the process of finalising additional support. I have discussed housing arrangements with my UC representatives and will be applying for Local Housing Allowance (LHA) immediately once I secure a suitable property.

For landlords unfamiliar with this process:

Once we agree terms and complete the tenancy agreement, the relevant documents are provided to UC and the housing support element is arranged accordingly.

I am looking mainly around the SE21 area, where the current allowance is up to approximately £1,400/month depending on circumstances and area.

I can also provide a signed guarantor agreement from a family member for additional reassurance.

I would describe myself as honest, respectful, communicative and reliable. I’m looking for a place where I can settle, focus on my goals, and build towards self-employed projects and future plans.

A pet-friendly property would be a bonus as I would eventually like to have a dog, but it is not essential.
