Looking for a Room in a quiet house (downsize)

I've recently been made redundant in my role as a Post Office supervisor (Leeds central office). I'm looking for a room to rent as part of downsizing from my 2 bedroom flat in north Leeds.

I have savings & a recently settled redundancy package so although I'm currently seeking re-employment I'm able to provide proof of finances. I have an excellent credit score & references.

I also occasionally moonlight as an Opera singer, performing in several concerts a year; I hold a BMus from Leeds college of music (2008). I regularly visit London to busk too. I prefer to practice in dedicated practice rooms/studios so don't worry, I will not be keeping anyone up at night with Verdi!
I'm in a position to pay a deposit & 3 months up front for the right location/price point. Initially, I'm looking for a tenancy of 3-6 months duration but I'd be happy to extend this at the right place.

I would argue I'm a dream tenant to most people. I make no noise (use headphones for TV/Music). I'm an ultra-minimalist - I come with the clothes on my back & a bike (I have a storage unit in Leeds city centre). I'm averse to clutter & always clean up after myself. I'm hoping to find similarly respectful, quiet people to live with.
