Looking for 1-Bed Flat between Heriot-watt/heymark

We are a quiet and responsible married couple looking for a long-term 1-bedroom flat in Edinburgh.
I am a fully funded PhD student at Heriot-Watt University with a monthly tax-free stipend (£1904/month). My wife works part-time near Haymarket.
We are looking for a private flat (not a shared property), preferably near bus routes 25, 34, or 35, or within walking distance of these routes.
Our budget is up to £1000/month.
Preferences:

EPC rating C or above
Non-electric heating preferred
Non-smokers
No pets
Quiet and clean tenants
