Quiet PhD Student Looking for Flatshare

I'm a queer woman, PhD student, in my mid-20s, looking to rent long-term.

Ideally somewhere in EH1-EH12 but would consider other areas.

Would consider living with non-students (depending how much council tax is).

Ideally would have 1-2 flatmates (would consider more) but ideally no couples.

Don's smoke/vape and ideally would live in a smoke/vape-free home.

Would consider living with people who have pets (prefer cats to dogs).

Prefer non-male flatmates (all women, ENBY, AFAB, transmen, etc) but would consider living with males.

Flexible move-in date. Preferable end of June at earliest (e. g. 22nd) but could move in July, August, etc.

Budget (flexible): £700 month (excl. bills); £900 (incl. bills).

I'm looking for a very quiet and chill flat. I'm looking for people who keep their (shared) living environments very clean and (mostly) tidy and share the work of doing so.

Definitely not looking for a party flat or one where there are lots of people over often. I need my alone time but I do like socialising with flatmates (e. g. cooking, eating together, boardgame or movie nights, day out).
