Please clarify if you have ever had a Lodger /sharer or rented a studio where the rent was paid from Housing Benefit from Croydon Council or Via Universal Credit or will seriously consider doing so.
I just want any prospective New Landlord to have a clear idea of matters relating to me claiming HB directly from Croydon, Tandridge or other Council.
I became Pensioner right at end of 2025 and my future New HB Claim For New Room would be made direct to Croydon or other Council where property is located.
Today[ 17th June] I am seeking clarification of LHA Rate I am eligible for that are dependant on whether room or studio self contained flat.
Rent 1 Room or Studio Immediately Short term or Long term.
I am a Quiet Easy Going older single Male. Familiar with sharing with other lodgers and sharers and Live in/resident landlords, so I am used to being a lodger or sharing.
At In Person Meeting[12th June] Croydon Council Housing Department have confirmed my eligibility to claim Housing Benefit to pay the rent. If prospective New Landlord or Agent seeks verification of that, I have permission of Council Employee to provide direct email address and phone number to contact them to enable you to verify that.
I became eligible for state pension at the very end of December 2025 and confirm I am now in receipt of State Pension and Pension credit. I seek part time work.
If a room is outside the London Borough of Croydon, the Council will still assist me to move, maybe pay a deposit if required to enable me to move in immediately but I would make the the Housing Benefit Claim itself direct to the council in which the specific room is located. The Council will pay the Landlord the monthly rent.
I have drafted a letter that could be the basis for me renting a room from you. If you can only rent short term I will still consider renting the room.

Current Landlord seeks to sell the house in SE London that I have rented from the end of 2013.
I have recently become a Pensioner and need a new place to live.
