A Reliable Tenant with a Proven Rental History welcome to most areas

Dear Landlord or Letting Agent,

I understand that some landlords may have concerns about renting to someone who receives Universal Credit, so I would like to provide some reassurance about my circumstances.

I receive the enhanced rates of Universal Credit and Personal Independence Payment (PIP), giving me a secure and reliable source of income. My income is not dependent on employment and is therefore stable and ongoing.

I have no concerns about being able to meet my financial commitments, including rent, and I am happy to provide any relevant documentation required to confirm my income and circumstances.

Most importantly, I have an excellent rental history. I have lived in my current property for nearly nine years with the same landlord, and I am only having to leave because the property is now required back by my landlord. I have not chosen to leave due to rent arrears, disputes or any problems with my tenancy.

Throughout my nearly nine years as a tenant, I have taken great pride in looking after my home. I am an exceptionally clean, tidy and house-proud person, and I treat the property I live in with great care and respect. I am also very responsible with my finances and take pride in ensuring my bills and commitments are paid on time.

I do not smoke, I have no children or pets, and I lead a quiet lifestyle. I am looking for a secure, long-term home and would be a respectful and considerate tenant.

I can provide excellent landlord references from my current landlord, who has known me as a tenant for almost nine years, along with proof of income and any other information required. I believe my long-standing tenancy history demonstrates far more about my reliability as a tenant than the source of my income alone.

I have unfortunately made hundreds of enquiries about rental properties and have repeatedly struggled to be given an opportunity, despite having a secure income and an excellent rental history.

I understand that landlords need to protect their property and ensure rent is paid, and I would simply ask to be considered based on my actual circumstances, my proven record and the references I can provide.

I am not looking for special treatment — just a fair opportunity to show that I am a reliable, financially secure and respectful tenant who will take excellent care of the property.

Thank you very much for taking the time to consider my application. I would be happy to provide references, proof of income and any other documentation required.

Kind regards,
