Quiet professional seeks 1-bed / Annex in HD8

Due to a job relocation, l am looking for a quiet, self-contained home in the HD8 area (or nearby).
A little about me:
* Full-time working professional, living on my own.
* Very clean, tidy, and respectful: no parties, no smoking, and no overnight guests.
* If it's an annex, I completely respect your personal privacy and quiet boundaries!
* I have one sweet, well-mannered female indoor cat (strictly indoor, fully litter-trained, and very quiet.

What I'm looking for:
• Type: 1-bed flat, annex / granny flat, or small 2-bed (strictly self-contained, private kitchen & bathroom).
* Budget: Up to £800 pcm.
* Condition: Clean, simple, and uncluttered.
* Furnishings: Furnished preferred (unfurnished considered). Needs a fridge; a washing machine would be a lovely bonus!
* Move-in: Flexible to discuss.
