CRC Student looking for an all-female house CB4

Hi, I’m Alessia, an 18-year-old(19 in november) female student studying at Cambridge Regional College, Kings Hedges Road, Cambridge, CB4 2QT.
I’m looking for a private furnished room in an all-female household only, ideally within around 20-25 minutes of Cambridge Regional College by walking, cycling or bus.
My preferred areas include Kings Hedges, Nuns Way, Arbury, Orchard Park, Chesterton, Milton Road, Cambridge Science Park, Histon, Impington and Milton, but I’m happy to consider other nearby areas with an easy commute to CRC.
Essential requirements
Maximum budget: £600-700 per month
All bills included
Female-only household - all current residents must be women/female
No male residents in the household
Private, furnished bedroom
Full access to a kitchen with cooking facilities
Suitable for an 18-year-old student
Safe and quiet household
Reliable Wi-Fi
Reasonable deposit
Suitable contract for the 2026/27 academic year
Strong preferences

I would especially like:
Private/en-suite bathroom, if available within budget
A good-sized bedroom
Desk or study area in the room, or access to a separate study/office space
Wardrobe and adequate storage
Washing machine
Fridge/freezer space
Microwave, oven and normal kitchen facilities
Access to a garden, courtyard, patio or outdoor space
Secure bicycle storage
Parking nearby would be useful, although not essential
Quiet environment suitable for studying
Good public transport links
Shops/supermarket within easy reach
No overcrowded household
I would also consider a self-contained studio or small one-bedroom flat if it is within my £700 pcm total budget including bills.

If several rooms are available in the same house, I would also be interested if the landlord is willing to rent the property exclusively to female tenants.
