Needed, Room to rent

My name is Katie.. I am a 37 year old professional female, looking for a room to rent in Exeter. I work near the city centre and ideally would like to be within walking distance from there or close to a bus route. I have family in Sidmouth and Honiton so being within walking distance from the bus station would be good but isn’t a priority.
Where I currently live has no social living space, which I miss and therefore I am looking for somewhere with a shared living room and sociable housemates to sometimes watch TV with, particularly on an evening after work. I also enjoy relaxing outside so access to a garden would be advantageous, but not essential. I am looking for a non smoking household. Thank you in advance for any help.
