Room to £600 / 2 man buddy up £1150 / 1 bed flat

Im Jessica, I looking to move closer to my elderly mother in EN3. I’m flexible - everything’s judged on a case by case basis But below are my three ideal scenarios in order of preference and a short bit about me.

Scenario 1.

A one bed flat preferably in or as close to EN3 as possible

Scenario 2.

A room in a shared household ( location as above ) with as few housemates as possible and room as large as possible

Scenario 3.
A Buddy up to rent a 3/4 room HOUSE with combined rent of £2,300.
Basically buddy up with ONE other who also wants 2 rooms.
Housing stock of 3-4 beds are slightly less in demand and look like a proper house so we will have a better chance buddied up of getting some place decent and liveable in. At least that’s the theory!

of course we will try to get the house on a split contract basis but this is unlikely and 99% assured we will be getting it on a joint and several liability basis-( you already know what this means) We will provide each other with as much evidence as possible of character on that point but I appreciate it’s very difficult to prove!
I am looking for my mirror self on the following points . ( it’s all quite obvious stuff)
* ) pays rent & utilities in full and on time EVERY time
* ) Treats the house with care and respect. Makes good any damage they do in a timely way.
*) Does not violate the contract between ourselves and between ourselves and our landlord.
* ) Does not cause disturbances to the other tenant or neighbours
*) Mindful of the utility bill parts that can be controlled- no wastage

I do not ask or judge suitability on irrelevant characteristics. ( gender, sexuality , religion, employment status, pet status, knowing who drew this Mickey Mouse etc.)

I appreciate having free open communication so any problems you or I may have are addressed early and in a good natured manner.

I can view properties at almost anytime as I am now often in EN3. I’m mature, quiet and I WFH and as mentioned above I am looking for new accommodation to be closer to my mother. I would expect to be in for the foreseeable future if all goes well but would appreciate an initial break clause in case it isn’t .
