37yo disabled graduate, self-employed, non-smoker

I’m a self-employed online language tutor who teaches English, Greek, French, and Italian (though all my current students are learning Greek with me at the moment). I work from home, so I really value a calm, tidy environment where I can teach, study, and film short language lessons for social media (self-promo) without noise or disruption. I’m a very clean, quiet, and respectful person who always tidies up after myself and leaves shared spaces as I would like to find them.

I’m currently preparing to sit a C1 proficiency exam in Modern Greek to prepare me for an online MA in Teaching Modern Greek as a Foreign Language with the University of Nicosia I intend to start next year. Alongside my CELTA, this will fully qualify me to teach both English and Greek. When I’m not teaching, I’m usually studying, lesson planning, or working on a series of language coursebooks that I’m hoping to self-publish soon.

I have mobility issues from the waist down and use a walking stick when I’m out, both for stability and to make my invisible disability visible. I’m also recovering from a retinal detachment which has left me with a blind spot and reduced vision in my left eye, so an accessible home (not on a hill, with good lighting, easy entry, and minimal stairs) would be ideal. I use a shower chair, which I’ll bring with me or, if there’s a bathtub, I’m happy to use that instead, as I’m careful to avoid slips and falls. If there's a handlebar or one can be fitted, that would be perfect.

I’m looking for a quiet, non-smoking household with like-minded, respectful housemates who enjoy a calm and clean home. An en-suite room would be perfect, as I really value privacy and peace. This would also be in the aim of keeping my dignity, as after a day of walking, I can become hunched over.

Ideally, my housemates wouldn’t smoke or drink at all and would appreciate a low-stimulation environment. I’m autistic, and while I’m very independent, I do best in a home that’s free from strong smells and constant background noise. I don’t have pets and would prefer a pet-free home, though I’d be fine with a cat as long as there’s no litter tray in shared areas.

You can expect a very quiet, considerate, and easy-going housemate who cleans up after himself and respects everyone’s space, routines, and schedules. I spend most of my time working quietly in my room, though I do head into London a few times a month for hospital appointments or social visits, so good access to public transport would be ideal.

I understand if guests aren't always allowed but sometimes it's easier for a friend to visit me than I them with my disability.
