I am looking for a Studio Flat or a Large En-suite Double Room .
I want to be completely upfront about my situation so we don't waste each other's time, but also explain why I am a secure financial bet compared to a standard tenant.
The Financials (£1,000 Guaranteed Income)
I have a guaranteed housing budget of £1,000 PCM via the Enhanced SAR Exemption (Universal Credit).
Why I have this rate: I am exempt from the lower rate because I spent time in a homelessness hostel in early 2025 after escaping Domestic Violence in Winter 2024.
The Benefit to You: Unlike employment income which can fluctuate, this is government-backed and secure regardless of the economy.
Extra Income: I also receive the Standard rate of PIP (Daily Living) for the next 2.5 years, so I have disposable income for bills and living costs.
Security for You (Direct Payment)
Because I cannot provide a guarantor or upfront rent (due to a past Debt Relief Order), I offer a different kind of security:
I will set up a "Managed Payment to Landlord" (APA) immediately.
This instructs the DWP to pay the rent directly to your bank account every month.
You do not have to wait for me to transfer the money.
You do not have to worry about me spending the rent money.
It is effectively a government-guaranteed direct debit.
About Me & Lifestyle
I am a quiet, respectful tenant looking to escape an illegal/unlicensed HMO where the landlord failed to do basic safety checks on other tenants. I need a safe, quiet home.
Cleanliness: I am extremely house-proud. To put it into perspective, I just spent £549 on a Dyson V15 Detect TotalClean to keep my space spotless.
Habits: I do not smoke, do not take drugs, and drink only on special occasions.
Transport: I drive a Ford Kuga (so communal or off-street parking is essential).
The Cat: I have one house-trained, indoor kitten who is my emotional support animal. He was a stray & frail 8 week old when I adopted him and had him fixed & vaccinated. He is clean, quiet and very affectionate.
