Looking for somewhere....

My name is Gemma.

**Preferably looking for my own place, but will consider living with one other/live in landlord if they are out at work most days. Drive parking or parking directly outside a necessity.**

Life is hectic so it may take me a few/several days to reply to messages!

**I've set my maximum budget at £1200,
but that would be absolute maximum for my own place that ticks all the boxes.
Amenities, location, facilities and space availble will affect how much I'm willing to pay. I'm often away away from home for a few days or a week or sometimes 2 weeks at a time, so energy usage is kept to a minimum.
Budget for my own place £900-£1200 including bills. Or up to around £875 without bills.
Budget for a room in a shared house £500 to £700 including bills)**

I'm a 40 year old professional musician and house&pet sitter.

I am clean and tidy, and I don't smoke or drink alcohol. I am friendly and sociable, but I also appreciate my own space.

Will consider anything between North London and Northampton, with easy access to the M1 and good links to London. I need good storage and access to a good bathroom (preferably both a bath and a shower) and kitchen. Parking is essential and I would prefer to have some garden/outdoor space and somewhere to put my bike.

Relocating from Leicestershire - need to be further south for work/life. I am flexible with move date -
can be sooner or later - but can be ready to go anytime for the right place.

I work away from home half the time (anything from a couple of days up to around 2 weeks), and work from home the other half, so need to be able to have my own space to work - ideally the house to myself if sharing. (Working from home for me is a mix of practising and admin - so don't necessarily need a dedicated desk/space, just general house space to spread out/make noise/not be distracted) :)

Furnished and bills included would be easiest, but again open to options/flexible.
