*Spacious Double Room - Great Location, Friendly Atmosphere*

A spacious cosy and warm double room on the ground floor of a semi-detached house. The house is just a 5-minute walk from Aberdeen University. It's perfectly positioned for easy access to the Royal Infirmary and the city centre with bus stops right down the street. Nearby, you'll find a selection of convenient local shops, and there's a Tesco Extra within a 10-minute walk. You can also reach Berryden and Kitty Brewster retail parks in 5-10 min, where you'll find the likes of Pure Gym, McDonald's, BnM, and Sainsbury's, among others.

*Room Details*:

- Fully furnished double room with large double bed
- If you need extra furniture like a desk and chair, feel free to ask, we can discuss, and you're welcome to bring your own
- You'll share a spacious bathroom and open plan kitchen / lounge with two others and occassionally two dogs who come to visit from time to time.
- All the windows are double-glazed

*Parking and Extras*:

- On-street parking is available for free just across the road and in nearby areas
- There's a sizable back garden which we are upgrading at the moment and like spending time hanging out in when the weather permits
- Professional cleaning of communal areas is scheduled monthly and is included in the rent
- Your rent also includes highspeed broadband, electricity, and gas, with a generous usage allowance. (Excessive usage may incur additional charges).
- Council tax is paid in addition to rent by non-students

*Housemates*:

> Alex (M), is a British 33-year-old Geologist who owns the house
> Irma (F) is studying Molecular Biology at The University of Aberdeen
> Alex's partner, Lili (F) is 35 and visits from England occasionally with two very friendly border terriers.

*What Matters to Us*:

* We are both very easy going and our home is LGBTQI+ friendly, open to lodgers from any or no faith backgrounds, and welcome international applicants.
* We do enjoy the odd games night, sharing home cooking and a bottle of wine with friends.
* A good sense of humour and friendly vibes are a must for the new flatmate.
* Working professionals and students both welcome
* We take pride in our home where we spend a lot of our time and therefore would like to share it with somebody who is respectful, clean and tidy.

*Important Details*:

- Sorry, no pets or children
- Each room is for single occupancy only
- If you're not a student, you'll have to pay council tax. If you're a full-time student, you'll be exempt from Council Tax.
- We're open to considering Monday to Friday lets
- A minimum 4-month commitment is required, with the possibility to extend your lease.
- The room is available from the evening of the 31st January 2024 but if you require somewhere earlier we may have a solution for you!
- Viewings can be arranged in person or online starting from 1st January 2025.
