Hello,
I have a double room available in my
2 bedroom flat in AB25 and is available immediately, however females are preferred and so are long term lets. 🏠 You will be living with me, a professional and part time student who is clean and tidy, sociable and also respectful. I'd like someone the same to move in. Keep reading to find out more 😊

All in, the monthly cost is just under £500:
🏠 The rent is £337.50
💰 Council tax is around £100 a person
⚡️ Electricity and gas is normally £30 a person (Winter may be a bit more due to heating)
🛜 WiFi is around £15 per person.

THE LOCATION:
🤫 It is in a quiet area in Aberdeen
🚗 It comes with a vacant free parking space
🚌 Bus numbers 11, 12, 17, 18, 19, 23, 727 all stop nearby.
🚶 The town centre is a 25-30 minute walk away.
🍏 Nearest supermarket is Berryden Sainsbury's. There is a small grocery shop called Greens closer however

THE ROOM:
The room comes with a double bed, bedside table and lots of storage.
There are also mirror doors with storage and there's an under bed drawer.
There are items left from the previous tenant which may help you such as the laundry basket, storage shelves and drawers in the cupboard and more. There is space for a desk, there is a plastic swivel chair available if needed too.

THE FLAT:
There is plenty of space in the flat for 2 to live comfortably.
There is a good sized living room and dining area and kitchen full of appliances including an air fryer and large freezer.
The bathroom has the usual, but no bath just a shower. There is also storage space in there for the new tenant.

We will be joint tenants as opposed to you being a lodger. This is to replace my last flatmate and also means things are equal and fair. The deposit is £337.50. You will be in contact with the letting agents during application who can help with any technicalities and there will be a contract to sign from them. For my peace of mind, a reference would be appreciated.
