Bright room in quiet two bedroom flat from April

Bright double room in a two-bedroom flat near Dundee city centre available from the beginning of April for PG students and young professionals.
The room is fully furnished and comes with:
- chest of drawers
- two big built-in wardrobes
- desk and chair
- thermal curtain and roller blind
- big desk and office chair
- cork board
- bed with frame with slatted base, memory foam mattress, pillows, bed linen and (summer and winter) duvet.

There is one shared bathroom fitted with an electric shower and a bathtub. The kitchen is fully fitted and equipped with gas stove, washing machine and gas oven. There is a big and bright dining and sitting room facing southwest.
The gas heating is controlled by a thermostat and smart radiator valves, and there is double glazing throughout.

The flat is located in the Stobswell neighbourhood, roughly ten minutes from the bus station and fifteen minutes from the city centre. It's ideal for students commuting to St Andrews, but there is also a very good bus connection to UoD campus and Abertay University.
The area is quiet and provided with supermarkets (Lidl and Greens), medical centres and a pharmacy at less than 5 minutes.

You'll be sharing the flat with me, a PhD student in design history, and my partner, who's recently finished his PhD in anthropology. We are sociable but quiet, and like spending time with our flatmates if it suits them.
As we both work from home, we often take the chance to travel or visit our families in Italy even for long periods. For this reason we are looking for a reliable and attentive person who is willing to take good care of the flat and is fine with living on their own.
More in general, we are looking for a non-smoker, tidy and clean person. As I have a chronic health condition and happen to have days in which I need to rest, a person who's also pretty quiet and understand this types of situations would be ideal.

Unfortunately we cannot accommodate couples, but partners or guests are very welcome for reasonably short periods agreed in advance.
The energy bills range between 40 and 70£ per month, but may vary depending on usage, weather conditions and how warm you like the house in winter :-)
Broadband is 15£ per month. Council Tax (about 80£), if applicable, is not included.

Minimum stay: preferably six months.
