Lovely room close to city centre

I have a lovely downstairs room available, walking distance from the city centre (15 mins) in a traditional Victorian house. Law area. Close walking distance to both Dundee universities and 20 min walk to bus station due connections/commute to St Andrew’s.

I’m a home owner (female) and live with my two well behaved sons (8 and 14) plus cat. I’m a professional who works mainly from home (upstairs).

The room is equipped with king size bed, chest of drawers and wardrobe as well as bed side tables and under bed storage. My sons and I have all our bedrooms and an extra bathroom upstairs which we mainly use. The luxury bathroom downstairs will be accessible to all for the use of the toilet but the shower will be exclusively yours.

There’s a beautiful garden with decking, sitting area and drying area which is accessible to all. Bills included including super fast fibre. However, if professional (and not mature student) then there will be shared council tax which is band E. This will be just 25% of the total bill as I’ll lose my single person discount. Looking for one tenant. Will consider short term lets but at a higher rate of £780 pcm.

The tenant would be expected to clean areas they use (own room but also bathroom used and communal areas such as kitchen). Nothing major!
