The property is a small but cozy flat offering scenic views of Tay Bridge and the Waterfront from the communal areas. The flat has tall ceilings and large windows bringing in an abundance of natural light.

The flat comprises 2 bedrooms, bathroom, living room, kitchen and vestibule. The bedroom for rent is rectangular and contains a small desk + chair, small double bed (slightly smaller than a normal double bed) and built-in wardrobe. The bathroom contains a bath tub with electric shower. The living room is quite spacious with two large sofas, coffee table and TV. The kitchen contains a gas stove, electric oven, fridge/freezer, washing machine, microwave, toaster (for small bread), kettle, some dishes, and pots/pans. You may need to bring or buy your own things. Gas central heating available.

- No dedicated parking space and on street parking is limited to 1 hour.
- No pets allowed.
- Long term stays preferred but short term lets considered.

Ideally situated in the city centre, there are a large number of shops, restaurants and amenities accessible by foot and public transport.
By foot you can reach:
- Train station, bus station, Overgate and Wellgate shopping centres, V&A Museum and RRS Discovery within 5 minutes.
- Intercity transit stops for FlixBus, Ember Bus and Edinburgh Airport Bus within 8 minutes.
- Abertay University within 10 minutes.
- University of Dundee within 17 minutes.

With local public transport you can reach:
- Ninewells Hospital within 25 minutes (with 5, 5a, 16, 17, 22 and 73).
- St. Andrews within 40 minutes (with 99).
