Room in Lovely Two Bed West End Flat w/ living rm

Hi, I am a student studying Philosophy at Dundee University. I am beginning my fourth and final year of undergrad.

I'm looking for a replacement flatmate for the other room in the two bed flat that I rent. It is on the second floor and is accessible only by stairs.

It is available from now, but the tenancy can begin anytime before term starts (we can discuss this and negotiate when my current flatmate moves out).
It will be available to rent together until the end of the academic year (2027). After that you can stay living there if you wish, but you will need a new flatmate or to pay the full rent.

The bedroom for rent has a single bed in it and cupboard space. There is also a desk in the room. The flat also has a lovely large shared living room with two sofas, a bay window, a cupboard, a big table and lots of light. There is also a kitchen with all the necessary equipment to share. There is a shared bathroom that has a shower and a bath in it, as well as toilet

The flat is about 10 mins walk from the main Dundee university campus, just off a lively bit of the Perth Road. It is close to Abertay too of course.

The rent is £350 a month - other costs include half of the bills (gas, electricity, broadband etc) which comes in around £60 a month, but can vary a little seasonally and any credit built up will be returned to you at the end of the tenancy.

The TV licence is not included but if wanted I would happily split the cost of one.

There is a shared garden here with a bench amongst plants. Nearby there is the Tay River, Sainsbury's Local, the large Tesco’s Riverside, as well as many cafes and restaurants. It is also close to the park, Magdalen Green. The centre of town is a 20 minute walk and there are a number of useful busses within 5 minutes walk.

About me: I am sociable, friendly and easy going. I love music and the arts and medicine. I am happy to leave a flatmate be or to hang out together and talk. I am involved in various clubs inside and outside university, mainly - Philosophy, Creative Writing and Medieval Reenactment.

Some things to add as I notice people often ask in messages or I see around:

• This is not an Ensuite room
• I am good with having people who are LGBT+. I do not mind if you are or not, don't worry.
•You do need to be a student
•I'm looking for someone who intends to stay untill the end of the university year
•You don't need to be a UK citizen but you do need a UK based guarantor. (This is so that the landlord can approve you.)

• As this is private accommodation rented through a Property Management Company, you will need a deposit of about £350
