One room has become available, with the other occupied by a 27 year old male professional, who has graduated from the University of Dundee. Please get in touch if you are interested in renting the flat, we would be interested in finding another long staying tenant [like PhD student(s), mature undergraduates or young working professionals] who would like to have a nice, well maintained, warm, bright flat, fully furnished, close to the West End/City Centre & University and make it their home for a while.
We are also open to micro, short, medium and long durations of the stay, just get in touch and see if your dates work with ours as you could bridge a gap in duration that would work for the next longer stay tenant. The flat will have everything you need to make it a good home/base and a place you can thrive, relax, enjoy and call home.
Location:
The flat is located just off the city centre and Dundee University Campus in a desirable and convenient location (Blackness Road in desirable West End) and well serviced with shops and amenities. Despite being on a busy main street in the West End of the city it’s set back from the main road by 70m and is surrounded mostly by a park and gardens and is therefore very quiet.
Description of the Flat:
It's a lovely 2-bedroom flat, which has a large kitchen that includes a dining/breakfast bar area (seats 5). There is a separate large lounge which also has space for a dining table and chairs (seats 6), which can be doubled up as a home office by moving a desk into it with tenants taking turns during the day or using the room together. It could return to this form of use or could stay as purely a living room as it is again now. All rooms are spacious, bright and well decorated, and both bedrooms are doubles with study desks.
It is a traditional tenement (so you have all the space, high ceilings and charming character) but it has been fully modernised and insulated, with gas central heating, electrics, full smoke detection and alarm system, energy efficient lighting, double glazing, draft and sound proofing. EPC rating was C before new energy efficient condensing combi boiler was installed so it may even be higher now. The boiler also helps deliver a very powerful shower (which is great)! Shower was recently upgraded this summer.
Cleanliness:
The flat is kept very clean and tidy especially the common areas, e. g. "leave them as you would like to find them" and we would expect you (the new tenants) to do the same.
Someone who would like to share meals (be cooked for and cook for others in return).
Foreign students who want to share their own culture, and learn about another culture.
It would not be a suitable party house.
Rent:
For the room advertised, the rent is variable depending on the length of stay.
6-8 months = £475, 9-12 months = £455
Shorter stays are considered but are likely to be a little higher rent to account for the additional admin costs.
Bills:
WiFi or mobile data £10-15/p/m depending on the package you go for.
Gas & Electricity Combined - £70 during summer and £120 during winter, depending on the usage. Therefore £35 per person during summer and £60 per person during winter.
Professionals have to pay council tax and will be shared with the current tenant. Council tax band for this flat is B.
