One of the tenants- is moving out and leaving Dundee. The other tenant who will remain is male, 28 working professional who has lived in the flat for 2months and is keen to stay on and continue renting the flat, so is looking for a new flatmate. Please get in touch if you are interested in renting the flat, we would be interested in finding another long staying tenant [like PhD student(s), mature undergraduates or young working professionals] who would like to have a nice, well maintained, warm, bright flat, fully furnished, close to the Bus Station, City Centre & University and make it their home for a while. We are also open to micro, short, medium and long durations of the stay, just get in touch and see if your dates work with ours as you could bridge a gap in duration that would work for the next longer stay tenant. The flat will have everything you need to make it a good home/base and a place you can thrive, relax, enjoy and call home.
Location:
The flat is located just off the city centre and in a desirable and convenient location and well serviced with shops and amenities. Despite being on a busy main street it is quiet being on the 3rd floor.
Description of the Flat:
It's a lovely 2-bedroom flat, which has a large kitchen that includes a dining area (seats 3). There is a separate large lounge which also has space for a dining table and chairs. All rooms are bright and well decorated, and both bedrooms are doubles, but not huge.
It is a traditional tenement (so you have all the space, high ceilings and charming character) but it has been fully modernised and insulated, with gas central heating, electrics, full smoke detection and alarm system, energy efficient lighting, double glazing, draft and sound proofing. EPC rating was C before new energy efficient condensing combi boiler was installed so it may even be higher now. Shower was recently upgraded.
Cleanliness:
The flat is kept very clean and tidy especially the common areas, e. g. "leave them as you would like to find them" and we would expect you (the new tenants) to do the same.
Also Includes:
The flat also comes full furnished (including integrated appliances/white goods, vacuum, and you can have it like the photos to move in). There is a lot of storage space- 2 large cupboards and fitted wardrobes.
Availability & Viewings:
The flat is available from 03/12/2024 and can be viewed anytime by arrangement with Landlord or existing tenants (just contact either of us through this website). The Landlord will provide a video of the flat or online viewings. Physical viewings are also available by arrangement with the Landlord and existing tenants provided the viewer fit and can declare they are free from illness/Covid.
Parking & Other Benefits:
There is an on-street parking outside the front, which is well light at night, although restrictions apply. And then there is on street parking on neighbouring streets with no restrictions. The property benefits from monthly close/stair cleaning and has a large garden which is well maintained. The garden is private & secluded so you can sit out & relax in the sun.

Bills are an estimate of the additional cost each month per person after asking for recent figures from the tenants, but best to confirm this with the existing tenants.
I would estimate the costs per person based on 2 people sharing would be-
WiFi or mobile data £10-15/p/m depending on the package you go for.
Gas & Electricity Combined £70-£170/p/m based on a variation for winter & summer, so approximately £35-£85/p/m on average at these high energy price times. It’s about £1.60/p/day for gas and electricity combined.
The current tenants have given me copies of their Gas and Electricity bills/usage for the last year.
