1 bedroom available in an 2 bedroom flat

My roommate will be moving out at the end of April and I need someone to take over there room and sign a new joint tenancy agreement.

The flat is close to the wellgates and the seagate bus station as well as all the surrounding amenities around the city centre with less than 10 min walk from Abertay Uni and around 20 min to Dundee Uni.

The bedroom is partially furnished, with a double bed frame including mattress, desk and a couch. It’s quite a spacious bedroom compared to the other rooms in the flat.
There is a living room however it’s used mostly as a laundry room and storage room.

The bill would only include electric and WiFi which depending on the seasons ranges from £25-40

I’m ideally looking for someone that’s overall friendly and tidy.
