Hi guys, I've got a spare room up for rent, it comes with a comfortable double bed, large wooden desk, large window (let's a good amount of light in throughout the day), storage closet that has an over head section that's perfect for shoe boxes and a space to hand coats/jackets/tops.

Location wise you're a couple of minutes walk from the 22 Bus stop, which takes you right through to city Centre, Dundee University and Abertay university aren't far at all to get to, be it by bus or a car. It's quite literally around the corner from Clarks the 24/7 Bakery, so be a late night, early morning rush, mid day snack, you can pretty much have it all.
If you do have a car it's all on street parking, some days you have the best spot, other days you might have to park on a side road, it's not bad and it's safe for cars, I've not seen or heard of anyone damaging or hitting a car, fingers crossed it stays that way.

About the Flat

It's a ground floor flat, so groceries won't need to be dragged up stairs at all (which take my word for it is a huge blessing), it's a shared bathroom with an electrical shower, gas central heating, small kitchen with a shared fridge and a shared freezer, it has an electrical cooker, washing machine, toaster, air fryer, utensils and plates are all pretty much readily available, additionally theirs extra storage space in the cupboards as you may have your own dishes or ingredients which is perfectly fine. Theirs one large living rooms, this also has a storage closet, 1 large sofa and two sofa chairs, it's a good little spot to just wind down, have your food, friends over, quite simple. Additionally their is a shared garden area, you can hang your clothes out to dry, theirs wires and clips outside that everyone shares.

Abit about myself, I previous studied in Abertay University, I've recently moved back to Dundee and I'm currently working full time, I'm quite relaxed with music and all I ask, you keep the place clean, share the responsibilities around the flat, just make decisions that'll make life easier not harder. I've got no issues with people of different colours or backgrounds, I'm Muslim myself, so I pray, only eat halal, I don't smoke but I don't have anything against those who do, just keep it outside the flat, not just for myself but out of respect for the neighbours as well. If you're moving new to Dundee, I'm more then happy to give you some guidance, if you're coming back to Dundee to further study or work, freelance or even Locum as a specialist, this is an easy place to be.

Rent is £450, you'll need a month's deposit plus the first month upfront, bills go out mid month and are usually between £30-70 per head, of course this varies on usage, bar that it's a good little flat. Not much else to say, just give me a ring, leave me a text with your name and details, as I may be at work and not respond straight away, it's available from the 15/07/2025, I'd ideally like a long term stay but short terms can be discussed.

The current tenant is in the process of moving out, fresh pictures and video walk arounds can be done upon request

It's in Council Tax Band A, students don't need to worry, professionals or anyone working, you know the drill.
