Description
The property is a cosy flat offering scenic views of Tay Bridge and the Waterfront from communal areas. With tall ceilings and large windows, there is an abundance of natural light. Due to the thick insulation, the flat remains warm during the winter period but gas central heating is fitted throughout the property.
The flat comprises 2 bedrooms, a bathroom, living room, kitchen, corridor, and vestibule. The bedroom for rent is rectangular and contains a small desk & chair, small double bed and built-in wardrobe. The bathroom contains a bathtub with an electric shower. The living room is quite spacious with two large sofas, a coffee table and TV. The kitchen contains a gas stove, electric oven, fridge/freezer, washing machine, microwave, toaster, kettle as well as some dishes, and pots/pans. Please note that you may still need to bring or buy your own kitchenware.
Some points to consider:
- No dedicated parking space and on street parking is limited to 1 hour.
- No pets allowed.
- Long term stays are preferred (9+ months).
- No TV License.
=====
Ideally situated in the city centre, there are a large number of shops, restaurants and amenities accessible close by.
By foot you can reach:
- Train station, bus station, Overgate and Wellgate shopping centres, V&A Museum and RRS Discovery within 5 minutes.
- Intercity transit stops for FlixBus, Ember Bus and Edinburgh Airport Bus within 8 minutes.
- Abertay University within 10 minutes.
- University of Dundee within 17 minutes.
By local public transport you can reach:
- Ninewells Hospital within 25 minutes (with 5, 5a, 16, 17, 22 and 73).
- St. Andrews within 30 - 40 minutes (with 99), slightly longer route with the 42/42a.

=====
I'm a 28 year old female, full time graduate student. I am generally more reserved but I'm fine with socialising or hanging out.
I'm looking for a mature student or working professional who will keep the flat clean, tidy, and presentable. No parties allowed but small social gatherings are welcome. If you know any good cooking recipes, I'd love to learn from you :)
If you're interested, message me and tell me a bit about yourself (such as age, hobbies/interests, and a fun fact about yourself!). Please note that I prefer people to see the flat in-person. The room isn't offered on a first come, first served basis; I will take a few days and get back to everyone who has viewed the flat.
