Looking for someone to take over the lease of the master bedroom in this gorgeous 4 bed (but 3 person), 2 bathroom flat in the center of Dundee - walking distance to town and easy busses to the Uni and Ninewells

The room is a very large double on the second floor of the flat and includes all furniture you can see. The view of the Tay is absolutely spectacular.
About the flat!
The whole flat has been painted recently and new double glazed windows fitted throughout (so no astronomical heating bills this winter!). There is a large shared kitchen with good sized fridge and separate under counter freezer, gas hob and all kitchen electrical appliances. There is also a large shared living room.
The flat has two bathrooms, one running off gas and one electric so both can run at the same time (one is upstairs, one is down).
There is also a spare bedroom downstairs - perfect for extra storage/oversized luggage etc!
Rent is £480 a month, paid on the 1st. The property is council tax band C split with one other professional. If a student were to rent the property they would unfortunately have to contribute (about £40 a month for a student, £80 for professionals). WiFi is £12 and gas and electric seems to be about £40 a month but obviously may change. Deposit does not have to be paid in a lump sum, I don’t mind if you would like to spread it out over a few months just let me know!
Who’s in the flat?
You will be sharing with two lovely girls. One is a post grad student, one is a WFH professional. They love a wee social night but are also very respectful of privacy and space. We all met on spareroom recently however I have been unable to occupy my room due to an unexpected family situation.
You must be LGBTQ friendly! You will also need a UK guarantor and preferably also previous landlord references.
