Room for Rent/Looking for replacement

Hi, I am looking for a tenant to replace my place in a friendly flat top floor (dont worry it's only two flights of stairs) on Perth Road. I am moving out back home and need an immediate replacement available from the 5th of December. I have lived there for 6 months and it is very cozy, very quiet. neighbours are lovely no complaints or anything whatsoever.
This is an LGBTQ+ safe flat as some of the tenants are queer, including myself.
I am looking for either a student or employee between the ages of 18-28 just to fit in with the existing tenants.
We like to keep chores assigned through out the week and rotated every week for general cleanliness of the flat.
There are two floors in the flat both with toilets.
The room has a double bed, a desk and a chair with multiple storage/display shelves.
* PS TV not included in the room, however it will be moved to the living room.
