I have a lovely double room in my newly renovated 3rd floor flat to rent. It is a lovely West facing room to rent. I would like it to be kept in reasonably clean and looked after order as it is a really nice wee flat I renovated myself. I would like to rent to a nice tidy outgoing professional or student or a mix ok if a couple.
The flat is situated in Stobswell, a vibrant community with ALL amenities available locally including 2 great supermakets right beside it as well as banks and chemists and alike. It is also right beside The University of Abertay's Maryfield Halls. Only a 10min (downhill) walk to the city centre, it is also situated on all major bus routes.
The room (Lounge) is slightly larger but without storage space or a desk so I have provided a small couch and large chest of drawers.
A Free Car Park is situated immediately behind the property. We also have a tidy back garden, with drying facilities.

Shared Kitchen and Bathroom. The flat is all electric so we tend to put about ££40-££50 a month in the key meter at the moment between us. Virgin Fibre optic 50Mb broadband is available in area, and we always got 50Mb when speedtested. Also BT was installed recently so phone line is available for other broadbands. You would have to arrange that yourselves though this is very easy to do at virgin shop in city centre. Students will be exempt from council tax, otherwise its band A so wont be a lot. A standard security deposit of ££200 is required, this is returnable on end of the tenancy...and I think thats about it.
I loved living there and the views have to be seen to be fully appreciated.

*Yes I am an owner/occupier, so will expect the flat to be kept clean and tidy, although I'm not obsessive about it or anything. Also those who like partying hard and wrecking flats or those who do not have a spare half hour a week to clean need NOT apply.
*In total you will pay approx. ££250 p/m, NOT including council tax.
*I have absolutely no idea how much ANYONE will be charged council tax, but students pay NOTHING.
*NO, there is NOT a shared living room, only kitchen/dining room but it is lovely to sit in and eat or read etc.
*Short Term lets WILL be considered (ie 1 to 3 months)
*YES I do tolerate smoking, however it would have to be confined to the kitchen or OUTSIDE balcony ONLY as rooms are non-smoking.
*Security deposit (returnable) and first months rent, MUST be paid IN FULL (££400) on you signing tenancy agreement :D
