Large, light airy room and study area

Hello, looking to replace my current lovely 3rd year student. Fantastic large room (double size but with a single bed) on ground level of the terraced Victorian house just a short walk from Abbey, around 12-15 minutes. Large family bathroom (shared) on same floor as bedroom with a separate 1.5m walk-in deluge shower and separate bath. New combi boiler installed recently and brand new washing machine.

I have two, quiet, teenage children who live with me during Uni holidays. Our ginger and white tabby is very soft and friendly and quite non-allergenic! Previous share is allergic to cats but has had no problems.

The outdoor space is extensive with a 40m garden including a lovely decked area on which to enjoy the view to the Abbey.

In the kitchen the cooker is a reconditioned 1950's Aga (all instruction will be given, if necessary!) Makes great fluffy rice! There is a large wooden dining table for meals. There is plenty of worktop space available for food prep or baking.

The house is in a no-through road with permit on street parking. If you have your own vehicle a pass can be purchased from the Council. It's a very quiet road yet only minutes from the Centre of the city or University.

The rent includes all bills including super fast broadband (gaming speeds). This room would suit someone who wants somewhere quiet to study.
