Larger than the pictures suggest, one double room is available to rent in a two bedroom flat. The room should be seen to get a true feel for it, as while not massive, the large amount of light it receives makes it a very open, airy and upbeat space. It comes furnished with a bed, mattress, bedside table, desk, office chair, and has a large wardrobe built into one of its walls. A chest of drawers can be added if needed.

The flat is located on Belvedere, at the corner of Julian road and Lansdown road. It’s a pretty, listed Georgian building directly across the road from Hedgemead Park, three minutes from The Circus and The Crescent, and two minutes from the nearest Co-Operative local.

The room receives a high amount of light due to its two large windows, location high up on the hill, and the direction it faces. It has brilliant views down Lansdown road and across to the other side of Bath.

The flat has a living room that feels similarly positive due to being on the same side of the building, one bathroom, and a moderately-sized kitchen with quality appliances. This includes a Neff oven, Panasonic microwave, and Zanussi washing machine. There's 72Mb fibre-optic broadband. The views from the living room are A1 and usually impress.

You would be sharing with me, a 30 year-old male professional. I’m easy-going and sociable yet at the same time enjoy space and time to myself, and respect the personal space of others. I’m clean, tidy, reasonable in terms of noise, and am looking for someone who can be the same in these respects, and who cleans up after themselves by default. The property is better suited to those looking for a calm space to unwind in than it is those often looking to host parties etc.

Parking wise, yearly permits can be bought from the council and you'd have access to the central parking zone. As for council tax, £875 PCM assumes you're a student exempt from this - if not, the £875 will be increased slightly to account for that. Naturally it also assumes fair/ reasonable electricity usage.

References will be required. There can be no smoking in the flat itself, nor can there be pets.
