Double room in modern 2 bed flat in the Airpoint building situated in Bedminster. The flat has large windows and is south facing so is well lit with great views. It also has a large balcony which is ideal in the summer. Due to being high up and facing the sun, the flat does benefit from staying warm during the winter months. The flat comes part furnished with furniture I have accumulated but there is still plenty of room and I am happy to move things around if needed.

The flat comes with an allocated parking space which is situated underground in a secure gated car park. I do not own a car so this is largely unused unless guests visit. If not needed, we can arrange to rent this out to help lower the rent.

The room currently has a bed and mattress in it but happy to remove this if you have your own. It also has a large built in wardrobe.

Flat comes with:
Electric Hob, Fan oven, Dishwasher, all other essential kitchen appliances, Iron, Washing machine, Dyson Vacuum. Central heating is electric but get through most of the year without needing to use it.

As a bonus, the Airpoint building is equipped with a running track on the roof, picnic benches for the summer, bbq's and a couple of pool tables. Access to the roof is a definite plus when the weather is good, and when the Balloon festival is in town.

Council Tax (band B): around £80pcm
Electric: Approx £40pcm
250mb Fibre optic internet: £16pcm

The tenancy is with Bristol Residential Letting Company who will need you to go through referencing checks etc. I believe there is an initial fee of around £180 to add your name to the tenancy agreement. In order to split the deposit 50/50 there will be another £675 needed to go to the agency. Obviously you will get the deposit back at the end of your tenancy.
