Double room in cozy Redfield home

Hello! A spacious double room has become available in our home. The house is located in Redfield with excellent transport links - two minutes walk from the Bristol to Bath cycle path, ten minutes from Lawrence Hill station and with a bus stop directly in front of the house. The house was fully renovated 3 years ago with fresh carpet, double glazed windows and nice new bath/kitchen. There is a large garden out back with grass and a patio and shed at the back. There are three bedrooms, a nice big shared living area, kitchen with stove/oven and washing machine, and a nice big bathroom with shower over bath. The water pressure is excellent!

We are a friendly but quiet and busy household, and we are looking for someone who lives in the same manner that we do. We tend to get up quite early for work, so go to bed early and would prefer to live with someone who also enjoys a home that is quiet during the week. Happy to have guests over and partners/paramours staying over but it's not a party house nor a place where guests are around chatting late into the night (during the week). We hang out when we can, but there is no pressure for regular house hangs as we tend to be quite busy! That said, when we bump into each other we do enjoy a good chat and a catch up. It is important that our new housemate be willing to clean regularly on a rota with us, as we like a clean and tidy house, and for someone who is able to be mindful and responsible about things that need to be done. Age 30+ and female preferred, but we're open minded!

We are a three person household, but the other housemate will also leave fairly soon so mostly you'll be living with me :) I'm 37, working and studying part time. I love cooking and baking so if you like eating that's a bonus! I love spending time in the garden growing flowers and herbs, and spend the rest of my free time doing theatre or trying to spend time outdoors. No restrictions on food here, so whether you're vegan, veggie, gluten free or eat it all, that's fine by us! In theory smoking is not allowed, but smokers have lived here with no problem. Neither of us smoke. No pets allowed unfortunately, but there is a neighbourhood cat who visits us and we adore him!

Room is unfurnished, rent is £315/months and bills on top, which average out to about £100/120 per month. Contract is 6 months then rolling monthly. The house is managed by an agency, and both agency and landlords are very attentive and responsive, we've had a great experience with them. There's space to lock bikes in front of the house, and parking in the area seems relatively uncomplicated.
