> What's Available:

We have a great opportunity to rent a south-facing garden double room with all bills included.

The double room is furnished with a double bed, mattress and wardrobe.

The bathroom is shared with 2 people / landlord & tenant.

House has a large kitchen, living room, south-facing garden, garage and bike rack at the front of the house. The kitchen has a new washing machine & large fridge freezer. New worktops and swanky sink! We will be replacing flooring in kitchen/ hallway shortly and are doing some painting and changes to the house.

The garden is super sunny and has a washing line, pond, flowers and a real sanctuary.

There is unrestricted parking on the street.

Bills included: TV licence, toilet paper, council tax, water, electricity, broadband, gas.

> The Person / We Are:

To reduce numbers in the house our preference is a single person as we both WFH. We would like a professional person, preferably not a frequent/ daily smoker who's conscientious.

I am a professional person, I work from home 4 days a week and works in Stroud 1 day a week. There's another person living in the house, late twenties and a dream boat.

We love socialising, having friends for dinner + garden gatherings sometimes, though we are generally quite busy so home is a R&R and quiet sanctuary for us. We would prefer non-frequent smokers! We love quiet times at home, watching movies, listening to vinyls, exercise & hanging out in the garden.

During the week we expect/respect quiet hours between 10pm - 8am. 11pm - 10am on the weekends.

We need someone conscientious, quiet, clean and tidy and have been thoroughly spoilt by our current tenant so the bar is set! It makes it really enjoyable living communally when there is no cleaning worries and where we're respectful of each other.

> The Area:

We live in a cul-de-sac, sub-urban road and are very fortunate to have no houses/ properties at the bottom of the garden, only trees! It doesn't feel like you're in the city at all and provides quietness.

5-10 minute walk from St Werburghs where there are independent green grocers/ shops/ restaurants/ pubs. Otherwise Tesco, Lidl, Ikea & Eastville Retail Park (with Boots, Halfords, M&S and PureGym opening soon) are nearby. There's a monthly (I think) Flea Market under the M32 which Natali loves to go to.

Frequent buses to the City Centre/ Stokes Croft.

Close to Yo Bikes pick up/ drop off.

Very close to beautiful walking spots such as Eastville Park + Purdown.

Very quick and easy access to the M32/ Easton (where we have a lot of our friends).
