Double room in 3 bed house (third is spare)

Hey everyone. I will have a double room available in St George/Speedwell from 1st February (current housemate is moving in with her gf).
No agency, no fees, one month rent deposit with deposit protection scheme. No pets due to 2 cats already (as much as I'd love them) apart from a tortoise or something..
Rent is £540 a month including all bills apart from electricity/gas as it's so unknown at the moment (looking at £85 each)
It's a 3 bedroom home but the third bedroom is spare so there will be space for friends to stay (I might Airbnb it out a couple of days a month as I love travelling and meeting travellers!).
There is an open plan lounge and dining room that opens up into a garden which gets the sunsets all year! Fireplace, 2 cats, double driveway where you can park and also free off street parking. There is a gym where I run my PT business from but you are free to use it when I'm not working (it backs onto the field at the back of the house).
The house is fully furnished apart from the bedroom which will come empty.. There is storage for little bits and bobs but there isn't really any space for more furniture in the house, sorry!
Sooo a little about me, I am 37 and part of the LGBTQ+ community, an ex chef so love cooking and sharing meals together (dinner/board game parties all the way) I'm not a big drinker or partier but don't say no to a beer or wine in the sun (or by the fire etc...). I'm pretty chilled and am looking for someone similar who likes to be social and have a chat together. No couples though sorry!
